Location: 55km west of Augathella, 350km to Roma

     SOLD SOLD SOLD

    UNDER CONTRACT

Area & Tenure: 9,889.157 acres freehold plus 2,718.159 stock route reserve lease

Rates & Rent: Permit to occupy $772.80 annually and council rates $1,320 half yearly

    Rainfall: 20 inches per annum

    Country type:

Myall creek has a mixture of country types originally timbered with Brigalow, Gidgee, Bauhinia, Blackbutt, Yupunyah, Box, Wilga and Sandalwood rising into an area of Mulga ridge. There are 5 kms of Coolibah creeks and channels along the Ward River that break into heavy Mitchell grass downs.

An extensive development program has been undertaken in the last 3 years, with the majority of the property being repulled and aerial seeded to buffel grass which is becoming established across the property. 1,200 acres has been blade ploughed and a further 500 acres stick raked also. This area is renowned for its sweet herbages and salines in given seasons.

    Paddocks/fencing:

Myall Creek is fenced into 4 main paddock and 2 holding paddocks. One of the holding paddocks is complete exclusion fencing. Two boundary fences are also exclusion fencing with the remaining boundary in good condition. The remaining internal fences are new 3 and 4 barb construction.

    Yards:

The stockyards are only 18 months old and are of cattle rail and steel cable construction. They have a shaded and concreted work area and double deck loading ramp. Water is supplied to the yards with a fire fighter pumping to an elevated tank through 63mm poly.

    Improvements:

There is a new 16x9m machinery shed, with one bay concreted. The shed has tank water and dam water connected. A caravan is also included in the sale and is used for temporary living arrangements.

    Water:

Myall Park is watered by 5 dams 6000-8000 yards in capacity. 4 of these dams have been built in the last 2 years. The undulation throughout the property lends itself ideally to running surface water. There is also a private agreement with a neighbour allowing access to a share dam with solar pump installed pumping into two troughs on Myall Creek. There are also very good semi-permanent water holes along the Ward River.

    Carrying Capacity:

The vendor estimates the property to carry 400-500AE season dependent.

    Agents Comments:

The consistent heavy feeders turned off at “Myall Creek” are a true testament to the country. A strong mix of sweet country in a good area. An ideal starter block or ideal steer backgrounder for the breeder man. The thoughtful development of the property has increased the buffel grass coverage and will continue to improve the property’s carrying capacity going forward.
The best of “Myall Creek” is yet to come.

    Inspection highly recommended.
