    The Wombula aggregation is a very well improved functional grazing property with a great mix of country which has the ability to run sheep and/or goats with a cattle grazing enterprise; richly supported by the Yenloora Carbon Project. There is a possibility of an untapped tourist opportunity and the potential for fly in, high end farm stays as this is a noted bird watching area.

    ‘White Gold’ - This is a property that has excellent waters with access to 9 capped Artesian bores; 10,000 acres of blade ploughed Buffel sown pastures; 30,000 acres inside the exclusion fence; flood out channel country; year on year income from the Carbon Project and a new homestead.

    Approximately $2,000,000 has been spent on the property over the past 20 years, over and above normal property maintenance and expenditure. These improvements have been on a new second house, 48km of exclusion fence, blade ploughing and Buffel seeding, 63mm poly pipe, tanks, troughs and a half share in Patterson’s bore. There has been no chemical or labour input to control noxious/declared weeds or plants in 37 years of ownership, and there is no need for it. Therefore an easy property to obtain organic certification.

    High weight-gain, sweet country, with the advantage of having access to drought fodder such as the Mulga trees and other edible shrubs.     Location:

    The Wombula homestead is located approximately 85km east of Thargomindah and 170km west of Cunnamulla. Only 30 km of unsealed road links the Wombula homestead to the sealed Bulloo Developmental Road. The Yenloora old homestead site, woolshed and yards are 16km further on from the Wombula homestead.

    Facilities / Services:

    Thargomindah offers primary and secondary schooling, permanently staffed medical facilities, a weekly RFDS clinic and the usual rural business and personal shopping. There is the REX air-service from Thargomindah to Brisbane via Toowoomba twice a week. The area is well serviced by a full range of businesses located in Cunnamulla, Quilpie and Charleville.     Wombula and Yenloora are both connected to rural power with the main transmission power line from Thargomindah crossing through the property from west to east.

    The availability of mobile phone reception is excellent over at least 60% of the property while being carried in your top pocket. With a Telstra CEL-FI mobile phone booster and an aerial in your vehicle, the coverage is very good over almost 99% of the property. This is not only great for general communications but a wonderful asset for Workplace, Health & Safety and for making on the run management decisions.

    Rainfall:

    Long term district average for the Thargomindah Airport is 258 mm or 10.3 inches. Neighbouring property, Dynevor Downs has rainfall records dating back to 1880 with the average for all years of data being 287mm or 11.5 inches. The 43-year Wombula average is 274mm or 10.9 inches. 144mm has been recorded for 2021. Twelve-month rainfall to 30/04/21 stands at 320 mm.

    Country:

    Wombula has an excellent mix of land types. The over 10,000 acres Homan blade ploughed red loam soil makes this property unique in this area. This country is lightly timbered with Whitewood, Bloodwood, Beefwood, Vinetree, Gidgee and many different species of Eucalypt trees. The undergrowth is mostly areas of green bush such as Emu Bush, Mulga, Cassia and Turpentine Bush.

    This blade ploughed country was sown with Buffel grass and is inside the 30,000 acre exclusion fence area therefore allowing careful management and control of the spreading Buffel grass and other edible pastures. There has been a very good increase in the pasture health and productivity following the blade ploughing. The potential is massive for continued improvement by taking control of total grazing pressure.

    There are many smaller paddocks within the exclusion fence making it very easy for a controlled rotational grazing programme to be carried out. Incorporated within the exclusion fence is a three-stage lane and three very large holding paddocks.

    There is a massive opportunity to establish a very profitable goat or meat sheep enterprise within the exclusion fence that can be run in conjunction with a cattle and carbon enterprise on the balance of the property. The area inside the exclusion fence is free of Dingoes and Pigs and has very few Kangaroos.

    There is approximately 10,000 acres of beneficial flood-out channel country that has a great mix of grass, forbs and salines all of which are very good fattening pasture. Additionally, there is upwards of 12,000 acres, as can be easily identified on the sat map, of shallow lake peppered loamy saline soil. Following good rainfall these lakes hold useful stock water for many months.

    Approximately 85,000 acres of the Wombula aggregation is best described as transitional Soft Mulga, Gidgee, Sand Plains and Sandhill country that has a very diverse eco-system. Following beneficial rainfall across the harder Mulga ridges, this water run-off gently floods the hollows leaving a wonderful mix of different pastures such as Mulga Mitchell, Mulga Oats, Queensland Blue Grass, Neverfail, Windmill Grass, Grey Beard Grass, Woolly Butt Grass, Buffel Grass and Kangaroo Grass. This country has a perfect mix of Forbs and Salines that include Pig Weed, Parakeelya, Goat Head, Gidgee Burr, Blue Burr, Copper Burr and many others too numerous to mention.

    The balance of the property is a mix of harder Mulga type country with stony outcrops running back onto range country. A stand-out feature of the Wombula aggregation are the very large trees growing through-out the property. These trees, which include Whitewood, Bloodwood, Beefwood, Vinetree, Gidgee and many Eucalypt species indicate the depth of soil and fertility of the country.

    41.5% of Wombula has a locked in PMAV and can be retreated making this a very valuable asset. The white areas on Yenloora are not to be retreated for the term of the Yenloora Carbon Project.

    Yenloora Carbon Project, which is only on the Yenloora lease, is a great asset to the property delivering up to $180,000, net per year extra income for the remaining 5 years of a 10 year initial contract. With the considerable increase in the price of the Carbon ACCU’s it is looking very positive going forward when the initial contract expires in four years’ time and a new contract price is negotiated. This is a predictable year-on-year income, especially beneficial in light rainfall years.

    Waters:

    ‘White Gold’ The feature of Wombula and Yenloora is its unlimited, self-propelled water supply. There are 9 artesian bores that are all capped and piped, supplying water to the property. Five are owned, three are half-share and one is on a water agreement. These bores are all in very good order and most have pressure range of 32 to 53 lbs per square inch with the flow range of 31,000 to 420,000 gallons per day. The bore water has a temperature range of 28 to 53 degrees Celsius at the bore head. Water is spread around the property by the bores’ own pressure, therefore there are no pumps on the property to maintain or pumps that use power to shift water.

    There are at least 76 water troughs, 13 x 5000 poly tanks, 7 cement cup & saucer tanks plus old cement tanks. These are filled directly from the bores by a mixture of 63mm, 50mm, 1.5 & 1.25 inch poly pipe lines. There is capacity to pipe water to other areas of the property to spread grazing pressure. There are 13 earth dams ranging in size from 5,000 to 12,000 cubic yards. All could be replaced by piped water if desired. An unusual feature is the presence of small artesian Springs and Mud Springs.

    Homestead Buildings:

    The main homestead (which is less than five years old) has three bedrooms, an office and a large open plan kitchen/dining/lounge room opening to the front veranda. You can enjoy a BBQ and a drink from the gauzed-in back veranda while appreciating the beautiful sunset reflections across the small lake. There is an en-suite for the main bedroom, a second bathroom, an up-stairs laundry and down-stairs cold-room. All the rooms have built-in cupboards and reverse cycle air-conditioning.

    The second homestead, built in 1965, is set in a well shaded garden area and is also over-looking the small lake. This house has been recently re-stumped with steel adjustable stumps. It has four main bedrooms, two bathrooms, lounge room, school room, office, cold-room, gauzed-in concreted patio with veranda and an open plan kitchen/dining room with a wood fired heater. Most of the timber floors have been polished. The house has ducted air-conditioning throughout. There is a well-kept, air-conditioned two bedroom donga set in the back yard beside the second house which is ideal for visitors or casual staff as both rooms have their own bathroom/toilet and fridge.

    There is a landline telephone service in the main homestead as well as a Telstra Mobile Smart Tower at each house, giving reliable mobile service including mobile phone internet. The main homestead has a Harboursat Satellite internet connection, and the second house has Sky Muster Satellite internet installation that is not currently connected. Any Telstra mobile internet device works full strength in both houses through the Smart Towers. A new15 kva generator supplies emergency power for the main homestead and an 8 kva Lister backup generator is for the second house. The complex has 3 Satellite TV Installations.

    Improvements:

    The large 12-man shearer’s quarters is in good sound condition and has recently been re-stumped with 100 adjustable steel stumps. The kitchen and the dining room are air-conditioned. There is a large breeze way through the middle and upstairs toilets and bathroom. This facility could be re-conditioned, painted and utilised for a fly-in high end farm stay tourism enterprise.

    There are two 6 stand shearing sheds in good condition that are connected to rural power with each shed having cover for up to 1000 head of sheep. At Wombula there has recently been a large steel storage shed built and connected to the woolshed following storm damage to the wool room. The Yenloora woolshed has a large storage area doubling as a plane hangar.

    At Wombula, there is a large 4 bay steel shed with one bay that is fully enclosed and is lockable. Three of these bays have concreted floors and one is set up with work benches. The unleaded over-head tank is set under cover in one corner. A smaller older shed is used for vehicles, motor bikes and general storage. There is a sound, older style hangar, three overhead diesel fuel tanks, two ship’s containers and the other usual small sheds and chook runs associated with most rural properties.

    Fencing:

    There has been considerable ongoing fencing carried out on both Wombula and Yenloora over the ownership period of the vendor. 7.5km of new two barb and four plain wire fencing has just been completed along the boundary fence joining the Currawinya National Park. The Parks are exceptional neighbours and very keen to continue with this boundary replacement project to which they contribute a generous half share. Currently there is 13.7 km of the same style fence being erected which will replace the entire boundary with the southern neighbour “Boodgherree”. This will be completed within the next couple of weeks.

    The ongoing year-on-year income that has come in from the Yenloora Carbon Project has allowed the vendor to ramp up and continue with his fencing projects, such as the 48km exclusion fence and 20 odd km of new boundary fencing even during the recent drought years. Another cell can be easily added to the self-funded and owned exclusion fence expanding the yet untapped opportunity it presents.

    As on all properties the fences are getting older each year and there will always be an ongoing replacement fencing programme. The fence joining “Wathopa” is the next boundary fence that would be considered useful to replace. It is still in good stock-proof condition but requires regular maintenance especially at the pressure points. The balance of the boundary would be considered good to excellent.

    The majority of the internal fencing on Wombula is new or as new with a limited number of older maintained fences in service. A three-stage laneway has been incorporated into the exclusion fence on Wombula. The internal fencing on Yenloora is older with the need for on-going replacement of some fences, although the Carbon Project will now put a different focus on fence replacement to what it has been in the past. Large gateways have been included in the fencing for ease of livestock movements and for shifting the dozer around the property.

There is a crush, calf cradle and water is piped to both the cattle and sheep yards. The sheep yards are mostly wooden post and wire.     Carrying Capacity:

    The considered long term fully sustainable safe carrying capacity of Wombula & Yenloora is rated at 2,500 Adult Equivalent (AE) cattle units or equivalent. This country is best described as opportunity stocking country where you will be able to run large numbers in the years of above average seasons and reduced numbers in the low rainfall years. You need to be able to work with the seasons. The Yenloora Carbon Project and the 30,000 acres inside the exclusion fence enhance the business model to withstand the dry seasonal spells.
