    PROPERTY DESCRIPTION

    Location: The Euston house is located 37 km west of Morella, 147 km south of Winton and 107 km north of Longreach. There is 20 km of unsealed road from the Euston house to the Landsborough Highway. Euston is in an ideal position to capitalize on the live export market to the north and the meatworks, feedlots and the store markets to the south as Euston is tick free.

    Facilities / Services: Rural power, telephone, satellite TV, twice weekly mail service from Longreach, liveweight weighing at the Longreach and Winton Saleyards as well as rail trucking facilities at both centres. Longreach has all the usual shopping, educational, business, government agency and medical facilities that you would expect in a thriving Western Queensland town.

    Rainfall: 385 mm or 15.5 inch long term district average.

    Country: The country is predominately gentle undulating Mitchell and Flinders grass pebbly downs country. There is a very good scattering of Buffel grass along the creek systems and out on the tighter ridges. The feed is light due to the below average seasons, although the Mitchell grass has a good presence over most of the property. There is very little to no waste country on Euston.

    The property is lightly timbered with Whitewood, Vinetree and Boree trees as well as a couple of small areas of Gidgee trees. There are very few Prickly Acacia trees with only a handful around the dam.

    Waters: Euston is watered by two sub-artesian bores that are both located near the homestead / woolshed. The New Bore was drilled in 2006 to a depth of 350 meters. This bore is equipped with an air-pump and a 22 cubic meter compressor. It is rated at approximately 900 gallons per hour. The House bore was drilled in 1923 and is also air-pumped at approximately 280 gallons per hour. Both compressors are connected to rural power and this power is supplemented with a 20 panel solar system.

    Water is pumped into three x 5000 gallon tanks where it can then be either pumped or gravity fed through approximately 27 kms of poly pipe to another five x 5000 gallon storage poly tanks and 13 poly cup & saucer (1000 gallon or 2000 gallon) tanks. There is a house dam (that is just about dry) and a share dam on the boundary.

    Fencing: The majority of the internal fencing is in fair to good condition consisting mostly of 4 plain and 2 barb or ring-lock with one barb and is dual purpose sheep / cattle fencing. The boundary fencing is a mixture of ring-lock and barb, old dog netting fence and approximately 10.5 km of wild dog exclusion fencing joining the property Outermorella. There are 5 main paddocks and 5 smaller holding paddocks.

    Yards: There is a good set of steel portable panel cattle yards that include calf cradle, cattle crush, loading ramp and a good drafting facility. The steel sheep yards are in good workable condition and are complete with shower dip which is still in good working condition. Both yards work very well.

    Buildings: The 5-stand shearing shed is in good condition, as is the 13-man quarters. Both buildings are sound and are only requiring limited ongoing maintenance work. There is a workshop / storage shed as well as a small covered in vehicle shed.

    There is a large open face shed that was originally built and used as a slaughterhouse and meat-meal manufacturing building. More recently one area was in the process of being set up as a Cherabin prawn hatchery. This building has the potential to be used as a large hay or storage shed.

    Homestead: The homestead is a solid, sound timber building with plenty of character and appeal. It has an open kitchen / dining room area, large pantry, office, main bedroom with ensuite, three more bedrooms, bathroom, covered in verandah and laundry / storage area. The kitchen and bathrooms have been renovated in recent times and are modern and fresh. There is a large undercover area at the front of the house that could easily accommodate a large deck. There is a 32-panel solar system mounted on the roof of the house which is substituting the rural power usage.

    Carrying Capacity: Vendor estimates the carrying capacity of up to 500 mixed cattle and 5,000 mixed sheep in an average season. There are approximately 336 number 9 joined Santa heifers and 12 bulls plus approximately 200 sheep running on Euston at present.

    Livestock & Plant: Will be offered bare of livestock but will include the list of plant, equipment and materials as an attachment.

It is a very good mix of country with pebbly, open, undulating downs and chocolate cracking soils that are lightly timbered with Whitewood, Vinetree and Boree trees. There is very little Prickly Acacia on Euston. A smaller organic, freehold block with approximately 2,750 acres of usable stock route makes it an affordable property to many investors.
