Facilities/Services: Fairlight has rural power, internet service, STD telephone as well as mobile phone coverage is available over a large area of Fairlight through a car mobile aerial. Mobile service and Wi-Fi is available at the homestead with a Telstra Yagi mobile aerial mounted on the roof of the shed. Country: Approximately 80% of Fairlight is semi open, very fertile red and black soil Basalt country that is very well grassed with Buffel, Black Spear, White Spear and Bluegrass. There also an abundance of summer herbages, Secca & Verano stylos as well as areas of Flinders and Urochloa grass. The timber across this country is mostly a mixture of Iron Bark, Bloodwood, Cabbage Gum, Vinetree, Bauhinia and other native shrubs. There are small areas of Rubber Vine, Prickly Acacia and Parkinsonia. Approximately 10% of Fairlight is lightly timbered Iron Bark tableland country that is very well grassed with Buffel. The balance of the property is made up of rocky gorges, foothills to the Basalt Wall, black soil Gidgee valleys and flats as well as fertile creek flats. This area is timbered with Gidgee, Bauhinia, Iron Bark, Cabbage Gum, Box Trees and is very well grassed with Buffel, Black Spear, White Spear, Bluegrass, Secca & Verano stylos and summer herbages.
Waters: Fairlight is watered by 7 bores, 4 dams, numerous permanent springs along the Basalt wall as well as many permanent and semi-permanent water holes along Cow Creek and Fairlight Creek. Water is pumped from the bores by mains power, solar power and there is one automatic genset. All bores are between 30 to 40 metres deep with the exception of the bore in Plumtree paddock which is 91 metres deep. The bores have the capacity to pump in a range of between 1500 to 4800 gallons per hour. There is the potential to either drill new bores or put in several new dams to increase the carrying capacity on Fairlight.
Fencing: The majority of the boundary fencing is in good stock proof condition consisting mostly 3 or 4 barbs. Most of the internal paddock fencing is 3 barbs with the holding paddock fences being 4 barbs. There are 7 main paddocks and 3 holding paddocks plus several mustering squares.
Yards: The centrally located cattle yards are mostly steel portable panels complete with roof over working area, branding cradle, cattle crush, race draft, water troughs and cooler yard. They are nicely shaded, set amongst the native timber.
Homestead: The homestead is a very solid 4 bedroom Bessa brick home with a concrete floor. It is in good condition and has air-conditioning in 3 rooms. There are 2 Dongas that are in very good condition and are set under cover with concrete breezeway.
