Country: Predominately gentle undulating heavy carrying Mitchell and Flinders grass downs country running down to the Landsborough and Butler creek channels. The country in between the channels is lighter carrying sweet pebbly clay-pan type soils with sweet pebbly lighter carrying Gidgee / Boree country on the eastern side of the property. There is a very good scattering of Buffel grass along the creek systems and out on the tighter ridges. At present there is a very good body of summer herbages and forbs such as pig weed, button grass, cow vine and indigo growing alongside the Mitchell grass. Recent rainfall of over 250 mm and being lightly stocked gives Nargon a reasonable body of very high quality pasture. The creek channels are especially outstanding following recent flooding. The open downs country is lightly shaded with Whitewood, Vinetree, Boree and Gidgee trees with Coolibah, Dogwood and Bauhinia trees along the channels. There is a very heavy infestation of Prickly Acacia across a large area of Nargon.

Waters: Nargon is well watered by 7 dams ranging in size from approximately 15,000 to 40,000 cubic metres. There are the Landsborough Creek Channels that are approximately 8.5 km long and 3.5 km wide as well as the Butler Creek system that runs through the property. In these channels are 4 semi-permanent waterholes that can last up to 7 or 8 months plus numerous other short term water holes that will last for 2 to 3 months following a run in the creeks. Water is pumped (rural power) from the main dam through approximately 4.5 km of 63mm poly pipe to the cattle yards and the turkey nest. Water is gravity fed from the turkey nest through approximately 6.5 km of 63mm poly pipe to 3 poly tanks and 5 cement troughs.

Fencing: The majority of the boundary fencing is in good to very good stock proof condition consisting mostly of ring lock with 2 barbs or 5 plain and one barb. There are 5 main paddocks.

Yards: The majority of the cattle yards are made out of steel railway post with 2 steel rails and 6 cables. The main working area, race, loading and unloading ramp are made out of steel posts and 5 steel cattle rail. There is an overhead race draft and a roof over the working area of the cattle crush as well as 4 water troughs.

Buildings: There is a 5 bay, 8 x 18 metre steel frame Colorbond shed that has two concreted bays. These two bays are fully enclosed and have been used as a camping/living area when mustering. Rural power is connected to the shed and it is in very good condition.

Carrying Capacity: Estimated to grow and fatten approximately 1,100 to 1,200 AE (adult equivalent) in an average season. Nargon has been destocked for 9 months so with the recent rainfall and the flood in the channels, it would be expected to be able to run at least 1,200 AE cattle until the end of the year.
Livestock & Plant: Nargon will be offered bare of livestock, plant & equipment.

It is a low cost easy care property that will give very good weight gains in an average season.
