The Waterview homestead is located approximately 97 km south of Prairie and 156 km north of Muttaburra just off the Muttaburra to Prairie unsealed road.
Facilities / Services:
Charters Towers to the east of Prairie offers primary and secondary schooling, hospital and medical facilities as well all usual rural business and personal shopping. There are cattle saleyards and rail trucking facilities as well as the airport and government agencies in Charters Towers. Longreach to the south of Muttaburra has similar rural facilities to Charters Towers. Waterview has a twice weekly mail service, rural power, satellite internet and landline phone service.

Country:
Waterview is best described as mostly semi-open Iron Bark / Desert Oak country with areas of Eucalypt, Bauhinia, Vinetree and Gidgee country that is mainly grassed with soft Spinifex, Forest Mitchell, Buffel, Desert Blue & Kangaroo grass and has Secca and Verano stylo scatted through-out. There are black soil flats with summer herbages as well as black soil water ways. There is a thick coverage of Buffel grass along Station Creek on the western boundary and Tower Hill Creek along the eastern boundary. There is rubber vine in the Tower Hill creek system. The soil types range from heavy grey/red loam and clay soil to lighter red quick responding soils running back onto hard stoney outcrops.
There is approximately 2,600 acres of Gidgee / Eucalypt country that has been pulled and is now very well grassed with Buffel grass and Secca & Verano stylos.
Waters:
Waterview is very well watered with 16 dams, a bore and several water holes along Station Creek last for many months following a run in the creek. The house bore was put down July 2013 to a depth of 420 metres and is connected to rural power. It pumps up to 2,500 gallons per hour and is piped through approximately 23 km of 63mm poly pipe to a large steel fabricated water tank that is located towards the northern boundary. Water is then gravity fed back through the same pipe servicing 15 troughs and 6 tanks watering most of the paddocks on Waterview.
Homestead:
There is an older style three bedroom homestead as well as a fully self-contained one bedroom guest cottage that are set in an established garden. There is also an in-ground salt water pool and entertainment area.
The houses are air-conditioned and have satellite TV, satellite internet with Wi-Fi installed. There is a large dam with scenic setting only a couple hundred meters to the west of the homestead.
Building Improvements:
There is a three bay vehicle / workshop shed with concrete floor as well as a truck / storage shed with concrete floor that are in a good well maintained condition. There is also a motor bike / fuel shed as well as a railway wagon storage shed.
Yards & Fencing:
Waterview is very well fenced into 14 main paddocks and 8 holding paddocks as well as 10km of laneway running through the middle of the property connecting all paddock except for three.
The majority of the internal fences are 3 wire barb and are in good stock proof condition having been erected over the past 15 years. The boundary fence is mostly in good stock proof condition with an old netting fence along the southern boundary. This old fence will need replacing in the not too distant future.
The cattle yards are mostly steel portable panels, permanent steel panels with branding cradle, vet crush, overhead draft and have water connected. There is a large water cooler as well.
Carrying Capacity:
The estimated carrying capacity of Waterview in an average season would be 850 breeders with replacement heifers. Waterview is currently running 470 cows with % of calves, 150 weaners and 20 bulls.
Livestock, Plant & Equipment:
There is not plant and equipment in the sale but approximately 400 breeders with % calves and weaners may be available to purchaser at market value if required.

Waterview is a good breeder block that is best described as semi-open Iron Bark / Spinifex forest country with areas of black soil flats and approximately 2,600 acres of pulled Gidgee country that has a good thick stand of Buffel grass. There has been a good start to the season on Waterview and the property is lightly stocked allowing for a reasonable body of spinifex and grass to grow.
Waterview is a well maintained and looked after property that has good pasture cover and is well watered. It is fully operational and ready to go with very little further expenditure required.
